House Specifications

Building Method
The buildings will be cavity wall construction, with 25mm Cavity wall insulation and with render or stone finish to the external. Internally the walls will be strapped insulated and lined with plasterboard. The ground floor will be a finished concrete, with timber joists to first floor where applicable. All windows and doors will be high performance timber from sustainable sources with energy efficient glass. Roofs will be a mixture of concrete roof tiles and natural slate.

A range of stylish kitchen units from UK and European manufacturers will be provided. Each kitchen will be designed to be functional and maximise the amount of storage. A range of energy efficient electrical appliances to include integrated oven and microwave, 5 ring gas hob extractor unit, fridge freezer, and dishwasher will be provided.

Bathrooms/ Ensuites
Bathrooms will feature high quality fitments from leading British and European manufacturers. Particular emphasis will be placed on using technology that reduces the amount of water used without impacting on performance. Bath and shower rooms will be tiled full height to areas above baths and within shower areas. All other areas will be tiled to approx 1.2 m from floor level. Floors will be tiled to bath
and shower rooms.

Internal Finishes
High quality oak finish internal doors complimented with stainless steel door furniture. Facings and skirtings to be painted.

Wardrobes will be fitted to all bedrooms as shown on the floor plans of the homes. Hanging and shelf space will be provided in each wardrobe. A range of door options will be provided to match or compliment the pass doors in the homes.

A comprehensive provision of electrical outlets will be provided. Brushed steel face plates will be fitted to kitchen and public areas. Low energy light fitments will be provided. Various technologies will be incorporated to reduce electricity consumption. A detailed electrical schedule is available setting out the number of lighting and power points in each room. The electrical layout will be designed to meet clients' requirements.

Hot Water/Heating
A gas fired central heating system with thermostatically controlled radiators will be provided. Heated towel rails to bathroom and en-suites. A pressurised hot water system will provide a high pressure supply to showers.

Walls and ceilings to be painted with 2 coats of emulsion paint. Wood finish will be painted white or stained as appropriate. External joinery will be finished in micro porous paints.

Car Parking/Garaging
Garaging will be provided to each home. Each garage will have an electronically operated garage door. An electricity power and lighting supply will also be supplied. Refer to individual plots to determine if single or double garage. Where the garages are not within the curtilage of the home they will be situated in a Garage courtyard adjacent to the property. These courtyards will be accessed via electronically controlled gates.

Driveways/ Landscaping
Each front garden will be landscaped. The grassed areas will either be seeded or turfed depending on the time of year. A range of shrubs will be provided to each front garden. Driveways will be paved using porous paving. Stone walls or estate type railing will provide enclosure to all front gardens. Stone or rendered walls to the boundaries to all public spaces to the side and rear of properties. Timber slatted fences 1.800m high between plot garden boundaries.

Headon Developments will factor the development until the last house is sold. A residents meeting will be called and, as set out in the deed of conditions, the residents will form a management committee or appoint an outside factor to manage the common areas.
